SHORT SALES AND FORECLOSURES VS BANK-APPROVED:
Can be complicated at best. If you are a buyer working on a short-sale or bank-approval sale,do not deviate from the conditions, rules and contract structured by the lender or holding company. Remember, buyers must be (1)most-often-owner-occupied (some exceptions)To lease or rent out the property after closing could violate the terms of your agreement and put you, a buyer in breach of the lender's terms (2)Note that the Home Affordable Foreclosure Alternatives program (run by the federal government) prohibits a sale to another buyer for ninety days after purchase (3) Lenders in agreement for short-sales can refuse the negotiated terms and payoff amount if it's conditions aren't followed and terms met. Anne Mortensen’s Tips on: HOW TO MAKE YOUR REAL ESTATE MOVE A SUCCESS STORY
FOR BUYERS:
•Find the right real estate professional who knows how to reach your goals, knows the market and who can walk you through each and every process step-by-step. My extensive experience and negotiating/marketing skills can make a huge difference in your results. My extensive and positive relationships and networking with my fellow realtors often helps put a deal together and keep it through and beyond closing.
•Attorney-select a real estate attorney who is responsive, knowledgeable (real estate) and pro-active,and who is personable with his peers, an important component of a wining transaction. Attorneys can either make or break any real estate transaction. Weichert maintains a “preferred” attorney list based on performace. Remember, your attorney works for you, not the reverse.
•Make, set your plan. Take time, create, write it down and follow it from start to finish. Clear goals and clear thinking. Location, location, location then home, property and other considerations. Once you unpack, you need to feel you are really ‘at home’. Remember, your real estate purchase or sale is business transaction, keep emotions in check, stay focused, open and directed towards your goals.
•Mortgage-Obtain a written pre-approved (stronger document than pre-qualified) as it is often based on obtaining an appraisal on selected property for approval. Call "Chip" at the Mendham Office for your personal financial package, designed specifically for you. (973)543-1366 x 110.
•Establish your budget. Don’t spend more than you can afford. Look at properties in your price point to avoid disappointment. Spend less if possible, not more and keep the rest of your cash in your pocket. Do not assume that we are still in a market where you can ‘steal’ your dream property. This market is quickly vanishing with some exceptions.
•Location, Location, Location. This is absolutely correct. Don’t buy the house for the house as you might regret this decision once the packers are out and gone. Once the excitement wears off, living in the ‘right’ house in the ‘wrong’ location can be devastating both emotionally and financially. Ask me, I will help you make the correct decision for you and your family based on your individual criteria and needs.
•Do your homework. Check local ordinances, Master Plan and ask questions. Be an educated consumer.
If well and septic (common in our area) become familiar with CO requirements and inspection process and procedures to ensure peace of mind and a successful outcome.
•Home Inspections and all other inspections-do not cut costs. These are important resources that you as buyer will pay for. They work for you, represent your interests and, in the long run, can often save you money in later repairs. Keep an open mind as to Inspection Reports and repair issues. Most issues can be worked through with the correct contractors and remediators and cooperation between all parties.
•Ask questions. Lots of question. The more you know, the better you will do. There are never any unreasonable or ‘dumb’ questions.
•Make the home-buying process an exciting and positive one. If it does not make sense, nor “feel right”, don’t do it.

•Create-Write-Implement your plan. Avoid un-necessary improvements, upgrades that might not result in a higher price.
•Prepare your property for sale. Set your stage, present your property in picture-perfect condition and make it shine from the curb (most buyers buy from their curbside visit even before entering the property)
I will help you set your stage for success, keeping in mind that presentation does not always include major renovations and upgrades.
•Remember that selling your property is a business transaction. Keep emotions on the ‘back burner’ and do not let them interfere with reaching your goals and time frame. Keep an open mind during the selling process from start to finish. Never make assumptions but rather follow the entire process step-by-step to a successful conclusion.
•Clean up and out. Get rid of all clutter. Keep floor plans open and easy to move through each room. Picture and create a ‘model home’ environment with low lighting and clean windows. I will help provide a complete checklist for you prior to listing.
•Full Disclosure-fully reveal all conditions, systems, repairs and potential problems for buyers to avoid these issues arising at sale. You will have a Seller’s Disclosure form to complet when listing your property.
•Price for the Market or Projected Market. Ignore comps that are on the market but not sold. Use them as a guideline nothing more. DO NOT over-price your property for the market if you intend to sell and reach your goals within your time frame. Location, condition, style and price, a recipe for success
•Easy Access by Realtors-Showings-make your property available to buyers. Set the stage each time that you leave, pretend that you are the buyer, look around, do you have a ‘show place’ setting? If incluement weather, leave lights dimly illuminating each room. Pretend you are your BUYER. Would you buy YOUR house?
•Become a ‘partner’ with your realtor. Communication is my specialty. I maintain direct phone and email communications and ready to help.
