How to compete in today’s real estate market for buyers and sellers.

FOR BUYERS:
•Get Loan Pre-approval-so you have it in hand when you find that perfect home

•Establish Clear Goals-realistic ideaof what property you would like to purchase. Features, location, style, neighborhood. Make two lists-one containing what you can’t live without and second-what would work even if not 100% perfect. Realize that no property is perfect but location location location is always a prime consideration

•Conduct all Home Inspections-go beyond the basic inspections if additional concerns are noted ex: Chimneys, mold, septic, structural, termine, radon

•Diligently shop mortgages-Be sure there are no hidden fees, costs or charges that show up only on the Respa statement that is provided just before closing. Get everything in writing from lender and ask where, if and to whom the loan might be sold.

•Select the proper real estate professional to represent you. Buyer’s Agents often get cudos from buyers wanting that extra attention, but feeling confident in your selection and representation are paramount.

FOR SELLERS:
•Pledge not to overprice your property. You want to get the highest and best price, but in any market, pricing can affect when and if a property will sell. Overpriced properties tend to take longer to sell and might realize a lower price over time than if priced correctly from the start.

•Do Not Limit Showings-Create a flexible showing policy whenever policy. Use of lock boxes can often affect showings whereas accompanied or limited showings often result in fewer opportunities. Having a “can do” attitude can affect your sale and price and can avoid missing that “right” buyer who is previewing homes right now.

•Preparing home for sale-take the time to prepare your home for sale property. Pack, store, box and clean. Wide open spaces, good lighting, fresly washed windows and sometime “staged” properties do better than homes left to sellers discretion and normal lifestyle. Present your home like the best hotel you have ever stayed in even if you have to rent a self-storage unit durin the process.

•Make all needed repair including paint touch-up. Even a pre-listing home inspection can be an essential tool when considering marketing your property. Combined with the Sellers Disclosure, a current home inspection can save time and money with any inspection issues that might arise before or after a contract is finalized.

•Read your contracts-both listing and sales. Make sure that you understand every part of this document and what the terms and conditions will mean to you as a seller (and/or buyer). New Jersey law mandates the three day attorney review period but your due diligence in learning and studying all documents can only help.

REVERSE MORTGAGES
seem to be catching on and gaining in popularity to the older (62+ age) sellers. Reverse mortgages can contribute to monthly income and homeowners anxious about the economy and their finances. Reverse mortgages alleviate the need to draw on (for now) dwindling portfolios while taking advantage of the equity in their home. Currently the FHA is the largest provider of reverse mortgages. For the older borrower, the more equity they have the more they can draw upon, in either monthy or lump sum payments. Payback comes when the owner moves out of the house, sold or not.
