'LOCAL' REAL ESTATE MARKET-Update April 22, 2010
Last week saw increased market activity with more properties going under contract and fewer coming on the market to replace those being sold. Far different from a year ago, this market seems to be re-gaining normal activity. The most active price point still seems to be at the $1 million mark or between $1 million and $2 million. There has been an increase in sales from the $500k to $999,999k market during the past week. Buyers may be concerned over possible rate hikes in mortgage money. First-time homebuyers are still hoping to find the right property and meet the upcoming deadline for the credit refund which all indicators show won't be extended.

Mendham still attracts buyers who want the upscale lifestyle combined with the charm and historic significance of the area. Schools, open space, hiking trails and a greatly enforced Master Plan both in Mendham Borough and Mendham Township NJ ensure that this peaceful lifestyle will not soon be threatened by over-development.

Buyers also love the lifestyle and the 'real town' feeling that Mendham offers as does it's sister communities including Chester, Bernardsville and Basking Ridge NJ. The quaint 1700's feeling is still present and you can feel the history behind the Mendhams as reflected in many of it's well-maintained historical structures. Combine 1700's charm with modern upscale community services and you will delight in our wonderful town.

Location, price, condition and style of home still seem to be a prevalent decision-making factor with most buyers. I am concerned that, at current rate, new inventory will not become available to replace those properties now under contract. If new inventory is not forthcoming, eventually we will see prices increase due to continuing demand for Mendham NJ area properties.

The entire area of Mendham, Bernardsville, Chester, Basking Ridge and Harding and even Washington Township (Long Valley) NJoffer a wonderful lifestyle. Each community offers a variety of enticements but all offer the wonderful upscale community lifestyle while they maintain their historic charm.

This part of Morris County is blessed with extensive open lands, biking and hiking trails with Lewis Morris County Park adjoining the well-known Jockey Hollow National Park.

•Mortgage-get pre-approved (stronger document than pre- qualified) as it is often based on obtaining an appraisal on selected property for approval.

•Don’t spend more than you can afford. Look at properties in your price point to avoid disappointment. Keep the process positive and exciting. You WILL find your DREAM home.

•Clear goals and clear thinking. Location, location, location then home, property and other considerations. Once you unpack, you need to feel you are really ‘at home’.

•Do your homework. Check local ordinances, Master Plan and ask questions. Be an educated consumer.
